New ACT rental standards
In the Australian Capital Territory, a new minimum energy efficiency standard for rental homes requires landlords to ensure ceiling insulation meets a minimum R-value of R5. This means rental properties with no ceiling insulation or insulation below R2 will need to be upgraded to R5 – the level typically used in new builds. Properties with insulation already rated at R2 or above are considered compliant.

Ceiling insulation top-up
This Jerrabomberra home had existing ceiling insulation that had compressed and lost effectiveness over time. Just Rite installed Bradford R5 ceiling insulation batts using our cross-hatching method, laid over the existing insulation for up to 23% better thermal performance. Any gaps in the existing insulation were identified and filled as part of the job, leaving the ceiling space neat, complete, and performing at its best.
Ceiling insulation upgrade
This Ngunnawal home received a full ceiling insulation upgrade using R5 Bradford Gold batts, laid in the traditional method between ceiling joists to bring the home up to the current minimum standard for ceiling insulation. Installer Ayi went above and beyond on the day – including sealing a cracked roof tile – leaving the homeowner delighted with both the quality of the work and the level of care shown on the job.
